This is the part of your home purchase where most buyers leave thousands of dollars on the table.
Right now, over 46% of sellers are offering concessions. That means nearly half of the homes you are looking at come with negotiating room baked in. But if you don’t know how to ask, you won’t see a dime of it.
Here’s what seller concessions actually are and how to use them.
A seller concession is money the seller agrees to credit you at closing. It can cover your loan fees, title charges, prepaid taxes, homeowners insurance. Or it can buy your interest rate down for the first two years. It does not come to you as cash. It gets applied at the closing table so you bring less out of pocket that day.
On a $400,000 home, closing costs usually run between $8,000 and $20,000. Concessions can cover a big piece of that.
But here’s what most buyers miss.
There are caps depending on your loan type. If you’re putting less than 10% down on a conventional loan, your seller can only contribute up to 3% of the purchase price. FHA buyers get up to 6% regardless of down payment. VA buyers have their own rules.
Go over the cap and your lender will flag it. The deal can stall or fall apart.
So you have to know your number before you make an offer. Not after.
Here is how I use this for my buyers.
First we get fully approved so I know exactly what loan program we are working with and what the concession ceiling is.
Then I look at days on market, price cuts, and whether the seller is motivated. A home that has been sitting 60 plus days is a very different conversation than one that listed last week.
Then I build the concession request right into the offer. Not as an afterthought. As a strategy.
A $10,000 seller concession could mean you keep that cash for repairs after you move in. Or you use it to buy down your rate and lower your payment by $200 a month for two years.
The market is giving buyers leverage right now. The question is whether you have someone helping you use it.

Buyers have leverage again. They’re taking their time. They’re submitting offers under asking. They’re doing inspections. And when a home sits too long and a seller won’t move on price, buyers just move on to the next one.
So frustrated sellers are pulling their listings instead of adjusting.
That strategy costs them more than they think.
Here’s why delisting hurts you.
1. Days on market follows a home, not a listing. When you relist, buyers see the history. They wonder what’s wrong with it. They offer less than they would have on day one.
2. The buyers who were watching are gone. They moved on three weeks ago. Relisting means starting cold with a smaller pool.
3. Nothing changed but the address on the paperwork. If the price was the problem before, it is still the problem now.
Here’s what works instead.
Price it correctly on day one based on what has actually closed in the last 90 days. Not what you wish your home was worth. Not what your neighbor listed at. Closed sales tell the truth.
Then prep it to compete. Clean it. Stage it. Make it the obvious best value in its price range.
A home that is priced right and show-ready does not sit. It moves.

Everyone wants to know if it is a buyer’s market or a seller’s market right now.
Neither. Not really.
The 2026 market is something most people do not have a clean word for. Home sales are at a 5-month high. But buyer demand is fragile. Inventory is up in most markets. But the inventory that is actually affordable is not. Rates are at 6.4% and easing slightly. But affordability is still stretched by any historical measure.
This is not a buyer’s market or a seller’s market. It is a hyperlocal market. Meaning what is happening on your block is often completely different from what is happening three zip codes away.
Here is what I tell every seller trying to navigate this.
1. Stop reading national headlines as if they apply to your listing. The national numbers are an average of thousands of very different micro-markets. Your neighborhood has its own supply, its own demand, and its own buyer pool.
2. Price like a surgeon, not a gambler. In a market like this, overpricing by even 3% can mean sitting for 60 days while an otherwise identical home priced correctly sells in two weeks.
3. The first offer is usually the best one. I know sellers who passed on strong first offers waiting for something better in a market that was not going to deliver it. Be ready to move on the right offer when it shows up.
4. Know your buyer’s likely situation. Right now, the buyer most likely to close is either a first-time buyer using assistance programs or a move-up buyer with significant equity from a previous sale. Understanding which one you are marketing to changes how you price, stage, and negotiate.
5. Negotiate on structure, not just price. A clean offer at asking with flexible timing can be worth more than a higher offer with a complicated contingency stack.
The sellers winning right now are not guessing. They are working with someone who understands the specific dynamics of their market.
