They say the location.

Buyers stretch their whole budget to get a bigger house, then realize a year in that they compromised on the one thing they cannot renovate. Where the house actually sits.

Nearly a third of recent buyers say their home needs more upkeep than they expected, and just as many feel like they paid too much. But when I dig into what is really bothering them, it almost always traces back to location, not the structure.

Here is what I tell every buyer before we write an offer, not after they are already unpacking boxes.

1. Drive the commute at the actual time you would be driving it. Not on a Sunday afternoon during your showing. Tuesday at 5pm. That is the real test.

2. Sit in the driveway for ten minutes with the windows down before you fall in love with the inside. Listen to what the neighborhood actually sounds like.

3. Walk into the grocery store you would realistically use every week. Not the nice one fifteen minutes away that you will visit twice.

4. Ask about the school zone even if you do not have kids yet. It affects resale more than almost anything else you will pay for upgrades.

5. Picture yourself there on an ordinary Tuesday, not moving day. Moving day feels exciting no matter what. Tuesday is where you actually live.

The house is easy to fall for. Location is the thing that quietly decides whether you are happy a year from now, and it is the one thing you cannot fix with a renovation budget. I would rather talk you out of the wrong location today than watch you regret it after closing.

1. Your house is not special enough to skip decluttering. I do not care how expensive your furniture is. Buyers cannot see your home when they are staring at your stuff. Pack it up before the photos, not after the first showing feedback comes back bad.

2. Your price is not sacred just because you need a certain number. The market does not know what you owe, what you spent on the kitchen, or what you need to buy your next house. It only pays for what the house is worth today.

3. Your pet is wonderful and also a problem during showings. The smell you cannot smell anymore because you live there is the first thing a buyer notices when they walk in.

4. That DIY renovation you are proud of is costing you money if it was not done right. Buyers hire inspectors. Inspectors find uneven tile work and mismatched outlets. I would rather you paid a professional once than paid a buyer credit twice.

5. Being difficult about repair requests after a good offer is how deals die. I have watched sellers lose a strong buyer over $800 in repairs they could have easily afforded. Pick your battles.

6. If three agents give you the same feedback, it is not a coincidence. It is the market talking. Stop looking for the fourth agent who will tell you what you want to hear.

7. Staying in the house during showings makes buyers uncomfortable and rushed. They will not open closets or linger in a room with you standing in the kitchen. Leave. Every time.

None of this is personal. It is just what actually gets a house sold instead of sitting for 90 days with a stale badge on it.

I am seeing sellers everywhere blame the wrong things. Bad buyers. Slow season. A market that is just soft. Meanwhile their price has not moved a dollar since the day they listed. Here is what is actually happening right now and what I tell every seller before we even put a sign in the yard.

1. Buyers have more homes to compare yours against than they did a year ago. That means your price gets judged against real competition, not against what your neighbor sold for two years ago.

2. Builders are cutting new construction prices too. In some markets they are discounting brand new homes by 6 percent just to move inventory. If a buyer can get new for close to your price, your used home needs a real reason to win.

3. The homes that are actually selling right now were priced right on day one. Not day 45 after two price drops and a stale listing badge. Buyers see that badge. It tells them you already know something is wrong.

4. A price cut after 30 days does not undo the damage. The algorithm already showed your home to everyone who was going to want it at the old price. A fresh, honest price from the start reaches a completely different pool of buyers.

5. Sellers keep pricing off emotion instead of data. What you paid, what you put into it, what you need to net. None of that is information the market cares about. The market only cares what a buyer will pay this month, not last year.

If your home has been sitting, the fix is rarely more staging or better photos. It is almost always the number. I would rather tell you the uncomfortable price today than watch you chase the market down for three more months.

You do not need an inspector for this. You just need to know what to look for.

Here are the 7 things that tell me a house has been neglected, even when the listing photos look perfect.

1. A candle or plug-in air freshener in every single room. Nobody needs that much fragrance unless they are covering something up. Mildew, pet smell, a slow leak somewhere. I walk straight to the source.

2. Fresh caulk in one exact spot around a tub or shower and nowhere else. That is not a renovation. That is a patch job hiding a leak they did not want to deal with properly.

3. A ceiling corner with slightly different paint than the rest of the room. Someone covered a water stain. I am checking the attic and the roof age before we go any further.

4. Doors that stick, do not latch right, or drag on the floor. That is not just an old house being an old house. That can be foundation movement, and it is not cheap to fix.

5. Weeds growing out of the gutters or a driveway with sealant poured only over the cracks. If they will not maintain what you can see from the street, I promise you they have not been maintaining what you cannot see.

6. A suspiciously new area of caulk or grout in one bathroom while the rest of the grout is filthy and cracked. Selective effort is a red flag, not a good sign.

7. A dryer vent packed with lint, or a furnace filter that looks like it has never been changed. Nobody replaces one system and ignores the rest unless they were only ever doing the bare minimum.

None of these are dealbreakers by themselves. But when I see two or three of them in the same house, I already know what the inspection report is going to say before we even schedule it.

If you are touring homes right now, slow down and actually look. The listing photos will never show you any of this.

It tells them you already know something is wrong. 4. A price cut after 30 days does not undo the damage. The algorithm already showed your home to everyone who was going to want it at the old price. A fresh, honest price from the start reaches a completely different pool of buyers. 5. Sellers keep pricing off emotion instead of data. What you paid, what you put into it, what you need to net. None of that is information the market cares about. The market only cares what a buyer will pay this month, not last year. If your home has been sitting, the fix is rarely more staging or better photos. It is almost always the number. I would rather tell you the uncomfortable price today than watch you chase the market down for three more months. pamellasellshomes I can tell within the first five minutes of walking into a house whether the seller actually took care of it. You do not need an inspector for this. You just need to know what to look for. Here are the 7 things that tell me a house has been neglected, even when the listing photos look perfect. 1. A candle or plug-in air freshener in every single room. Nobody needs that much fragrance unless they are covering something up. Mildew, pet smell, a slow leak somewhere. I walk straight to the source. 2. Fresh caulk in one exact spot around a tub or shower and nowhere else. That is not a renovation. That is a patch job hiding a leak they did not want to deal with properly. 3. A ceiling corner with slightly different paint than the rest of the room. Someone covered a water stain. I am checking the attic and the roof age before we go any further. 4. Doors that stick, do not latch right, or drag on the floor. That is not just an old house being an old house. That can be foundation movement, and it is not cheap to fix. 5. Weeds growing out of the gutters or a driveway with sealant poured only over the cracks. If they will not maintain what you can see from the street, I promise you they have not been maintaining what you cannot see. 6. A suspiciously new area of caulk or grout in one bathroom while the rest of the grout is filthy and cracked. Selective effort is a red flag, not a good sign. 7. A dryer vent packed with lint, or a furnace filter that looks like it has never been changed. Nobody replaces one system and ignores the rest unless they were only ever doing the bare minimum. None of these are dealbreakers by themselves. But when I see two or three of them in the same house, I already know what the inspection report is going to say before we even schedule it. If you are touring homes right now, slow down and actually look. The listing photos will never show you any of this.
